Damn I am cheap. I turned my nose up at prices when I was there in 2003. The only area that I thought had O.K. prices were next to India Town. 3/4/16

anything appreciating in value will look like a bubble on a non-log chart. 3/4/16

I live here. it's insane. realtors are giddy. everyone else has completely given up. It's politically incorrect to tell the truth, which is that foreign buyers are driving all of the activity. Up until even about 6 months ago, people still "wondered" about what was driving prices. No one wonders anymore. But any effort to suppress is going to be resisted everywhere, because it would appear, and maybe even actually just BE, racist.

Vancouver really has resource companies, and also ... wait, no that's it. Everyone who works here has either clawed their way to breakeven, or is broke. This isn't local buying. The only business that is growing in Vancouver is home construction. And walk a block in any place in the city and you'll see two empty recently torn down lots and two new builds for sale.

This isn't going to end well is it? i'm thinking of selling. anyone care to chime in? 3/4/16

Wealth effect at work. I see what's happening in Vancouver and already feel like borrowing and spending more. There should be no negative consequences, as I'm fully expecting to be paid to take out a loan soon enough. 4/10/16

Yes, I live in Vancouver and the market is out of control. Many of the homes in my neighbourhood are actually empty. Chinese buyers are quite content to park their money here. Some homes have several school aged children living in them with few signs of adults, the children are deemed new CDNs, and therefore enter the education system under tax payer dollars rather than spending $24,000/year as International students. The unfortunate parts of all of this is that there is no possible way for a young, hardworking couple to purchase their first home. The house across the street from me was ripped down even though it was an "okay" home. It was replaced with a 7000 sq foot home with an updated house number...1888 4/10/16
